Rental Policies & Procedures

Smoking Policy: Smoking policy Smoking is NOT allowed in the homes.

Check-in/Check-out Policy: Check in time: 3:30 pm. Check out time: 11:30 am (Check in time may be delayed due to high occupancy). Late check outs that have not been approved may result in a $25 late check out fee.

Cancellation Policy: Full 60-day notice required. Reservations made a year in advance have a 90 day cancellation period. $50 Cancellation fee (No exceptions).
Cancellation refunds due to bad weather or hazardous road conditions will be decided by management on an individual bases. Power outages are common on the Oregon Coast and do not automatically constitute a refund.

Minimum Stay: All houses have a two night minimum stay, except a holiday period when a three-night minimum is required. Seventh night is
free (with the exception of Sandollar rental).

Pet Policy: Pet limit is one. Pet fee is $25, non-refundable. Pets must be kept on a leash and not left unattended. Please clean up after your pet. Occupants may be asked to vacate if a pet becomes a disturbance. No-pet homes do not allow pets anywhere on or about the premise.

Parking: Some of our homes have limited parking. Please keep vehicles to a minimum. Boats must be pre approved. RV’s, Trailers and Tents are not allowed unless pre approved by management. Please do not use a neighbor’s driveway as a turn around for boats and cars.

Damage Deposit: All houses require a $100 refundable damage deposit, which is fully refundable provided there is no damage, missing inventory, or excessive cleaning or garbage. Refunds are returned by check within two weeks. There is a $25 charge for lost or missing keys.

Garbage: Garbage is limited to the number of cans provided. Most cans are placed in an approved area for pick up. Extra bags of garbage may result in a $5 charge, there may be exceptions. We rely on the local garbage service for pick up and each home has specific pick up dates. Garbage cans may be full on arrival - until the next pick up date. Pick up dates are noted in the homes. Please call us if you have a question. (Please keep plastic water bottles to a minimum).

Returned Checks: Return check fee is $25 per item.

Payment: A deposit in the amount of half (1/2) the total rental fee is required to secure a reservation. The deposit payment must be received within three days of making the reservation. Balance is due two weeks before arrival. Balances not received before arrival will be charged to a credit card unless prior arrangements are made. We accept checks or Visa & MasterCard. We have a self check in policy. A lock box code will be provided upon full payment.

Cleaning Fee: $60 non-refundable on all houses. Management provides routine cleaning including kitchen and bathroom sanitizing, vacuuming, and linens/towels.

We Rent to adults 21 years of age and older. No minor may enter into a rental agreement. Violators will be asked to leave without refund.

Occupancy: Occupancy is limited to the number of people allowed in the home and to the number that you indicated would be in your party. Additional occupants may be asked to leave.

Beach & Beyond reserves the right to refuse service to anyone. Prices & amenities are subject to change.

Please respect the rights of your neighbors with courteous behavior. Any misconduct may be grounds for eviction, with no refund.

Credit Cards: Visa & Master Cards are accepted.
