Rental Policies & Procedures

1. Smoking Policy:  Smoking policy Smoking is NOT allowed in the homes.
    
2. Check-in/Check-out Policy: Check in time: 3:30 pm. Check out time: 11:30 am (Check in time may be delayed due to high occupancy). Late check outs that have not been approved may result in a $25 late check out fee. Early check in must be approved by management.
    
3. Cancellation Policy: Full 60-day notice required for a refund. Reservations made 8 months or more in advance of the arrival date are required to give a full 90 day cancellation notice to receive a refund. A $50 cancellation fee applies (No Exceptions). Cancellation refunds due to bad weather or hazardous road conditions will be decided by management on an individual bases. Power outages are common on the Oregon Coast and do not automatically constitute a refund.
    
4. Minimum Stay: Winter rates run Sept 16th to May 15th. During this time period all homes have a 2 night minimum except for holidays when a 3 night minimum is required. (Note: Spring Break runs March 15th to April 15th and there is a 3 to 7 night minimum for this time period, depending on the home).
   
   Summer rates run May 16th to September 15th. There is a 3 to 7 night minimum for this time period, depending on the home. All reservations made 8 months in advance of arrival require a 5 to 7 night minimum. The 7th night is free all year round. (Sandollar not included) Specials or discounts are advertised on the website during the year and some variations in prices and minimum stays may apply for special offers and will be posted on the site.
    
5. Pet Policy: Pet limit is one. Pet fee is $25, non-refundable. Pets must be kept on a leash and not left unattended. Please clean up after your pet. Occupants may be asked to vacate if a pet becomes a disturbance. No-pet homes do not allow pets anywhere on or about the premise.
    
6. Parking: Some of our homes have limited parking. Please keep vehicles to a minimum. Boats must be pre approved. RV’s, Trailers and Tents are not allowed unless pre approved by management. Please do not use a neighbor’s driveway as a turn around for boats and cars.
    
7. Damage Deposit: All houses require a $100 refundable damage deposit, which is fully refundable provided there is no damage, missing inventory, or excessive cleaning or garbage. Refunds are returned by check within two weeks. There is a $25 charge for lost or missing keys.
    
8. Garbage: Garbage is limited to the number of cans provided. Most cans are placed in an approved area for pick up. Extra bags of garbage may result in a $5 charge, there may be exceptions. We rely on the local garbage service for pick up and each home has specific pick up dates. Garbage cans may be full on arrival - until the next pick up date. Pick up dates are noted in the homes. Please call us if you have a question. (Please keep plastic water bottles to a minimum).
    
9. Returned Checks: Return check fee is $25 per item.
    
10. Payment: A deposit in the amount of half (1/2) the total rental fee is required to secure a reservation. The deposit payment must be received within three days of making the reservation. Balance is due two weeks before arrival. Balances not received before arrival will be charged to a credit card unless prior arrangements are made. We accept checks all major credit cards. BBVR has a self check in policy. A lock box code will be provided upon full payment.
     
11. Cleaning Fee: $60 - $75 non-refundable on all houses. Management provides routine cleaning including kitchen and bathroom sanitizing, vacuuming, and linens/towels.
     
12. We Rent to adults 21 years of age and older. No minor may enter into a rental agreement. Minors must be accompanied by an adult. Violators will be asked to leave without refund.
     
13. Occupancy: Occupancy is limited to the number of people allowed in the home and to the number that you indicated would be in your party. Additional occupants may be asked to leave.
     
14. Beach & Beyond Vacation Rentals reserves the right to refuse service to anyone. Prices & amenities are subject to change. Reservations made prior to any MONTHLY SPECIAL (Special rates) do not receive the special rate.
     
15. Please respect the rights of your neighbors with courteous behavior. Any misconduct may be grounds for eviction, with no refund.
     
16. Credit Cards: Visa & Master Cards are accepted.
